Grime you can see, and the film you can feel
Concrete and pavers collect everything: tire marks, oil, leaf tannin, moss in the joints, and years of general grey grime. The part that matters most is the one you feel before you see it: the thin algae film that makes a walkway or step slick the moment it's wet. On this coast, that's most mornings.
The wrong tool leaves the wrong result. A pressure wand held by hand cleans in arcs, and the arcs show. Too much pressure too close etches the surface and leaves it rougher than before, which just gives the next growth more to hold onto.
A surface cleaner, the round unit with spinning jets under a hood, cleans a wide path at a consistent height and pressure. The finish is even from one edge to the other, the grime and the film come off, and the concrete is left the way it was poured.
How we clean concrete
- Check the surface
Concrete, pavers, exposed aggregate, or asphalt each take a different pressure. Cracked or spalling concrete gets a gentler pass. Sealed surfaces are noted before we start.
- Pre-treat the growth and the stains
Algae, moss, and mildew get a cleaning solution so they're killed rather than just knocked back. Oil and rust get their own treatment; we'll tell you honestly how much will lift.
- Surface clean edge to edge
Overlapping passes at a fixed height. No arcs, no zebra stripes, no etched patches.
- Detail the edges and joints
Wand work along walls, steps, and paver joints where the surface cleaner can't reach.
- Rinse it all away
The loosened grime is rinsed off the surface and away from the house, not left to dry back on.

What affects the price
Every property is different, so we quote each job rather than post a flat rate. Quotes are free, usually done from photos without a site visit, and the price we agree on before work starts is the price you pay. What moves the number:
- Square footage: a two-car driveway plus front walk is the typical job
- How heavy the growth and staining are
- Surface type: pavers and aggregate take longer than smooth concrete
- Stain treatments (oil, rust) added on request
- Added to a house wash on the same visit, concrete is usually the best-value add-on we offer
